Nexus is the basis of operation for Housing Northwest. Nexus is the point where taking care of the people, the planet and the performance of the organization come together as illustrated below.
- PEOPLE - How we enhance each person we come in to contact with, be it resident, university faculty or staff member, employee, vendor, or other person in our daily business.
- PERFORMANCE - How we achieve organizational excellence in the way we follow sound and successful business practices.
- PLANET - How we affect the environmental sustainability of the planet.
All employees should strive to make decisions and to interact with customers within Nexus. Decisions made in the day-to-day operations of HNW should consider all three areas of the Nexus and strive to find the point where the decision or action falls within Nexus. Not all decisions will fully involve all three areas; therefore employees should always identify the course of action that best meets Nexus.
An Example
Cleaning Solution Selection: An employee might consider the following things when making a decision about buying a general spray-on cleaning product.
PEOPLE: Is the apartment as clean as it can possibly be when a tenant moves in?
PEOPLE: Is the product easy for Employees to use?
PEOPLE: Is the product caustic or toxic to the employee who uses the product?
PLANET: Is the product biodegradable, non-toxic, not degrade the atmosphere, and not contribute to pollution?
PERFORMANCE: Is the product effective in getting the job done?
PERFORMANCE: Does the product cost more than other competitive products?
Applying the Nexus principle is finding the point where the Nexus exists. In this example it is finding a product that is good to people both in use and application, is friendly to the planet, and is cost effective in getting the job done. Striving for the Nexus must constantly be applied to all of our decisions as an organization, and we ask each employee to think of the Nexus as they go about their jobs on a daily basis.
